Summer is here and we’re already seeing temperatures in the 100’s.  Time to make sure your air conditioning units are at their best for the season. 

Here are some things to keep in mind while we all move into the Summer heat;

Keeping your unit running strong with regular maintenance: This will prevent small problems from becoming big problems. Regular maintenance can reduce utility bills, reduce the need for repairs, provide a more comfortable indoor environment and protect the investments made into your HVAC system.  Routine service may typically include the following:

  • Clean condenser coil
  • Inspect evaporator coil
  • Clean condensate drain
  • Inspect filtration system
  • Adjust blower components
  • Inspect for refrigerant leaks
  • Test condensate pump
  • Tighten electrical connections
  • Test starting capabilities
  • Measure air temperature differential
  • Monitor refrigerant pressure
  • Measure amperage and voltage

Should you repair or replace your air conditioner? When something breaks down, it’s tempting to quickly pay for repairs to get it up and running again. While a quick-fix may seem the least expensive route at the moment, it may not offer the best value in the long run. We can help you determine if repairing or replacing your AC unit is the best option. There are several things to consider in this decision:

  • Age of your equipment
    • Most equipment is designed for a life expectancy of 15 to 20 years. Older equipment is prone to more expensive repairs (like compressors or heat exchangers), much lower energy efficiency vs. today’s standards and reduced performance due to clogged or corroding coils
  • The SEER efficiency rating of your equipment
    • The Seasonal Energy Efficiency Ratio (SEER) is an energy efficiency rating for air conditioners. The higher the SEER, the better the energy performance and thus the more you save.
  • Overall air-conditioning performance
    • Does it turn on and off repeatedly during the day?
    • Is the turning on and off of your unit overtly noticeable or causing vibrations in your home?
  • Is it still under warranty?
  • Has the air conditioner compressor been replaced recently?
  • What is the estimated cost of needed repairs?
    • Repairing existing equipment may be a good decision if the cost of the repair is less than 30% of the cost of new equipment and the rest of your system is in excellent operating condition. Otherwise, the cost of the repair may be better invested in a new system.
  • Is the age of your HVAC system negatively affecting the air quality of your home?
    • The older your HVAC system (including ducting), the more likely it is to negatively impact the quality of the air you breathe in your home. Often times, this reason alone may be the primary driver of replacing the portions of your HVAC system that directly impact air quality.
  • How long you expect to stay in your home
    • Consider the value it adds to your home and the benefit of comfortable, energy-efficient and repair-free comfort as the summer heats up.
